Marathon's Real Estate business is committed to identifying investment opportunities in the global commercial real estate marketplace, with a concentration in the U.S., Canada, Europe, Latin America and Asia. These investments are opportunity-based value propositions whereby the firm applies a value-added, strategic approach to identify sectors of the real estate market that it believes possess strong long-term fundamentals. Value is derived by investing in the right stage of the cycle, as well as through undervalued assets, property developments deals, and asset repositioning wherein a more effective asset management approach results in greater value. Marathon's approach involves platform investing; whereby the firm engages a strong and experienced partner in each transaction; this sponsor must possess extensive “sector specific” experience, a steady track record and maintained trusted relationships. Marathon also considers investments in distressed properties or may take a position in non-performing loan(s), ultimately enabling it to take possession of the property by way of negotiation or legal proceedings.

Marathon maintains long-standing relationships with leading commercial developers, property owners, real estate management companies, mortgage bankers, money lenders, joint venture partners, local brokers and institutional real estate investors. Marathon invests in various property types of the commercial real estate market including Residential, Office, Shopping Centers, Hotels, Warehouse/Distribution, Industrial/Manufacturing and Specialty Use properties.

The professional asset management team of Marathon is highly experienced and fully dedicated to sourcing new opportunities, underwriting each transaction, managing the portfolio of properties and opportunistically disposing of the assets at the appropriate time. The senior management team has been involved in real estate transactions in every major asset type of the commercial real estate sector and most of the major geographical regions in the U.S. during the past 20 years. In addition, the Real Estate team is able to draw from the firm's plethora of investment and research professionals as necessary.
